Greenstreet CEO Phil Hulse signed the permit application documents.
In addition to the $2.7 M owed in property taxes (2022-25) for #3728Market , Hulse owes 2025 taxes for the #ArmoryTIF building at #3660Market & on Greenstreet HQ at #4565McRee
Ask SLDC for the status of PACE loan payments on Armory.

🔥💯 agreed on the necessity for SLDC to rescind the designation of Greedstreet as developer for the #ArmoryTIF district.

Best I can tell, SLDC is still facilitating the #GreenStreetBailout, currently plotting to enable the development of one to four data centers.

The CEDB hasn’t met since May. The Aug. & Nov. meetings were cancelled.
SLDC claims the Q4 meeting was cancelled due to there being no new business.
I suspect that SLDC doesn’t want #PACEstl loan delinquencies discussed in public.🧐
The #ArmoryTIF has the city’s largest PACE loan; approved in 2023.

Today marks four weeks since the second of two #developerpropaganda town hall meetings for the first data center in the #ArmoryTIF district. (Site: #500Prospect)

Has anyone heard from consultant Steadfast City, which ran the Oct. 9 & 13 meetings?

Today marks four weeks since the first of two #developerpropaganda town hall meetings for the first data center in the #ArmoryTIF district.

Consultant Steadfast City ran the Oct. 9 & 13 meetings, which featured “subject matter experts.”

Why haven’t the promised answers been provided to attendees?

It’s gone mighty quiet on the data center front in St. Louis city.

Rest assured, the wheels are in motion to push the proposed facility at #500Prospect through the city’s approval process.

I’m also curious about the revenue claims made at the developer’s propaganda town halls.
It’s three weeks tomorrow since the first town hall. I haven’t received an email from THO consultant Steadfast City with responses to the Qs not answered at the meetings.

Be wary of promises that are not in writing.

FYI: SLDC has 30 days to review projects for which St. Louis Midtown Redev. Corp.* wants to authorize tax abatement. SLDC's review is conducted in secret.

The #ArmoryTIF district is eligible for up to 25 years tax abatement.

Prediction: Armory building will be data center no. 2
Data center 3: Goodwill warehouse (3728 Market) & adjoining property at 3852 Market.
Both properties owned by Greenstreet.
Over $2.1 M owed in delinquent real estate taxes for 3728 & 3852.

Data center 4: 700 S. Spring; owned by THO.

I suspect that the projected tax revenue shared by consultants Steadfast-Propaganda-City are way too high.

FYI: David Sweeney lobbies for developer THO Investments & SLU.

Consultants met with complaints during first town hall on Armory data center proposal Concerned St. Louis residents made their thoughts known about a proposed $1.5 billion data center project that developers hope to build on the premises of the shuttered Armory building in Midtown.

“Nick Hartzler, a senior project manager with Steadfast City, said the developers do not “currently plan” to seek local tax breaks but could apply for a state program that allows certain data centers exemptions on sales and use taxes.”

#ArmoryTIF wasn’t mentioned. 👀

I suspect SLU’s lobbyist has briefed President Feser on the proposed data center in the #SLU363.
Handy that said lobbyist also represents #datacenterSTL developer THO investments/RodThomas.

🚨 Yesterday lobbyist David Sweeney registered #DataCenterSTL developer THO Investments as a principal.

Sweeney has steered many projects through the tax incentive approval process. His clients includes St. Louis University which controls the #SLU353.

Don’t believe the projected tax revenue figures from the developer for #500Prospect in #ArmoryTIF district.
City officials have shown little appetite for scrutinizing a developer’s financial claims.
See #JeffArmsCID & #JeffArmsPID for recent failures of the BOA & SLDC to check a developer’s math

🚨 #DataCenterSTL pitch in #ArmoryTIF district!

“However, it's not clear what tax incentives may be included in the proposed project or what existing tax incentives from the original development will carry over to the new project. Those details could offset the actual impact on the city’s tax base”
